The Case — and Cautions — for Buying Land
By Rohan Kapoor
Land is the purest real estate bet there is. No depreciation, no tenants, no maintenance — just the ground and the market's view of its future. When it works, nothing in the asset class compounds faster.
But land is also where the most money is lost, because the risks are legal rather than physical. Title disputes, unclear conversion status, encroachment, and ambiguous approvals can turn a bargain into a decade-long court case.
The discipline is non-negotiable. Verify the title chain back at least thirty years. Confirm the land-use conversion. Walk the boundaries with the survey document in hand. And never, ever skip the legal due diligence to save a fee — that fee is the cheapest insurance you'll ever buy.
Done carefully, a well-chosen plot in a growth corridor is among the finest investments available to an Indian buyer. Done carelessly, it's a way to lose money slowly and then all at once.
